Rance King Properties Inc. (“RK Properties”) has been exclusively in multifamily property investments since 1976. We are a national company with current and previously owned properties acquired throughout the United States. During our lengthy history (1976 to 2024) we have purchased 163 properties that valued in today’s dollars would be in excess of $3 Billion. 147 of those properties have gone full cycle. We have served over 7,000 investors in the last 48 years since our inception. Our current portfolio has an estimated market value of over $1 Billion. RK Properties was founded in 1976 by William Rance King Jr (RK) after a 10 year history in the business machines industry for a Fortune 500 company. He progressed through the ranks from a trainee salesman to National Director of Sales and was instrumental in the development of software and sales of early style computers to commercial real estate brokers, who introduced him to the apartment business. His first apartment building was purchased in Las Gatos in Northern California when he was branch manager in San Jose, shortly thereafter he was moved to Los Angeles as regional manager and went back to Long Beach to live and purchased other buildings there. When the Company wanted to move him to Chicago it was a no go and that quit led to him opening R K Properties.
His first investors were friends in the business machine industry who wanted to get involved in his real estate investments and that quickly grew to more investors and the first limited partnership investment, in 1977. In 1994, RK put together the first TIC structure and of course that took off quickly and since that time the TIC has accounted for the largest percentage of the investor base. In mid-2017, the structure was changed to the DST which has many advantages for the investor base and virtually the entire industry uses the DST today.
As we approach 50 years in business we stand alone in our industry as to track record and longevity. Our activities continue in our core markets which include California, Utah, Colorado, Arizona, Nevada, Florida, Georgia, North Carolina, South Carolina and now Louisiana. We continue to primarily purchase new buildings from merchant builders that are just reaching stabilization. Generally speaking, we find that the amenity packages of new product far exceeds what can be accomplished with ‘value add’.
During the last couple of years we had sales and acquisitions approaching $1 Billion in volume. During 2022 we had our last TIC structured property go full cycle. Additionally, the first DST structured property which was purchased in 2017 went full cycle in January 2023. It is important to note that we manage all of our properties never using 3rd party management. We are the best in the business at what we do, and wouldn’t that be expected after this long in business.

Steven S. King
VP INVESTOR RELATIONS
Mr. King has accumulated over three decades of tenure with RK Properties including positions involving Sales/Acquisitions, Investor Relations, Broker Dealer services and Property Management. Mr. King has a broad understanding of all business facets of RK Properties. Mr. King’s responsibilities include working closely with our Sales and Acquisition team and is part of our internal investment committee. He also works with registered representatives and potential investors to promote investment opportunities. Mr. King is also actively involved in property management and property performance reviews. Mr. King has been a licensed California real estate agent since 1993. He is also a licensed real estate broker in both Nevada and North Carolina. He is a registered principal of Rance King Securities. He holds a Business Administration degree with a minor in Marketing from California State University, Fullerton.
Kaarin Kearney
DIRECTOR INVESTOR AND BROKER-DEALER RELATIONS
Ms. Kearney joined the Investor Relations Team at RK Properties in March 2019 and was promoted to Investor and Broker-Dealer Relations Manager in October 2022. She currently oversees all facets of the Investor & Broker-Dealer Relations Department and communicates daily with investors, registered representatives, broker-dealers, and qualified plan custodians. Ms. Kearney received a Bachelor of Science degree in Business Administration from California State University, Fresno with emphasis in management. She also holds FINRA Series 22 and 63 licenses and is a California licensed real estate agent and notary.
Lisa Pusateri
INVESTOR RELATIONS / OPERATIONS
Ms. Pusateri joined RK Properties in 2014, and was promoted to the Investor Relations team in 2016. In addition to other company responsibilities, Lisa is our DST closing coordinator and processes the DST investments for all investors from receipt of the purchase documents to sending out the final closing packages. She coordinates the closings while working with the registered representatives, accommodators, and escrow companies. Lisa brings over 20 years of real estate experience in transactional management, operations, and appraisal review for mortgage loans. Ms. Pusateri graduated from California State University, Dominquez Hills with a Bachelor of Science in Business Administration, cum laude.
Broker-Dealer Services
John Freeborn
DIRECTOR OF BROKER-DEALER SALES
Mr. Freeborn became a licensed securities broker in 1976 and continued his career as a securities principal and wholesaler in association with the Canadian Securities Institute, Financial Industry Regulatory Authority (FINRA) and Securities Exchange Commission. During Mr. Freeborn’s 40 years of experience he has been involved in real estate for 36 years. His responsibilities included due diligence analysis, structuring real estate and tax credit programs, private placement offerings, real estate oversight, review boards, financial analysis, negotiations, budgets, marketing and wholesaling investment programs. In 1998 Mr. Freeborn joined RK Properties, Inc. as Director of Broker/Dealer Sales and part of his responsibilities included educating real estate investors and securities brokers on real estate investing, past and current markets of real estate and 1031 Tax Deferred Exchanges through a series of educational workshops across the country.
Sales & Acquisitions
RK’s acquisition and disposition personnel are in frequent contact with buyers and sellers of property. We maintain a strong cooperative relationship with the general brokerage community. The acquisition team’s approach to property selection involves evaluating the economic viability and growth potential of the geographic area and specific property in conjunction with evaluating the physical condition of the property and the feasibility of improvements and finally analyzing management strategies for substantially improving the property performance. By careful research, RK’s acquisition team has discovered “diamonds in the rough” located in stable markets that, through physical upgrading and strong management, have increased in growth and appreciation.
Matt Depaula
SALES & ACQUISITIONS
Mr. Depaula joined the Sales and Acquisitions team at RK Properties in June 2025. He primarily focuses on underwriting, market research, and due diligence on acquisitions. Previously, his experience included working as an Investment Associate with Lyon Stahl Investment Real Estate and Analyst at Moment Capital Group. Mr. Depaula is a graduate of University of San Diego with a dual major in Finance and Real Estate. He also has his California real estate salesperson license.
Kris Yankasammy
ACQUISITIONS AND DISPOSITIONS / FINANCE MANAGER
Mr. Yankasammy joined the Property Management Department of RK Properties in 1999. He was recognized as one of the top Community Managers by the Apartment Association of Southern California and quickly rose to the position of Regional Supervisor. As Supervisor he was able to share his vast customer service skills with his team of community managers.
His computer knowledge helped the transition at ground level as RK Properties began expansion that made computer access at the property level a necessity. With the company’s adoption of the Yardi Property Management system, he became a leading force in manager training as well as assisting in tailoring the system to fit RK requirements. As a member of the property management’s due diligence team, he aided in the streamlining and computerization of the process, helping to provided sound and reasonable data on which acquisition decisions could be made.
In March 2005 Mr. Yankasammy joined the Sales and Acquisitions team. Initially he was tasked with expanding the market research, underwriting and due diligence process for new product acquisitions and dispositions. In 2007 he initiated the market and on the ground research that lead to the company’s expansion into Florida through the RK Opportunity Fund’s purchase of the distressed properties. While at RK Properties, he has been integral in the acquisition and disposition of $530,000,000 in multifamily real estate. He has also acquired and processed $200,000,000 in financing including twelve refinances in the past eighteen months that reduced the average mortgage payment by 35%.
Mike Kochi
ACQUISITIONS & DISPOSITIONS ASSISTANT
Mr. Kochi has been with RK Properties for over ten years since August, 2006. He assists the various departments within the company with an emphasis on Accounting (document coordinating), Investor Relations (Quarterly Reports, Marketing correspondence) and Taxes (Investor K1’s). He graduated from California State University of Long Beach, with a Bachelor of Science degree in Business Administration and a Certificate in Japanese from Long Beach City College.

Jessie King
DIRECTOR OF PROPERTY MANAGEMENT
Ms. King joined RK Properties in May 2022. She primarily focuses on the property management of our apartment portfolio but also provides assistance to other company departments. Prior to joining RK Properties, Ms. King worked as a multifamily real estate agent at Marcus & Millichap since 2019 where she facilitated the purchase, sale, and 1031 exchange of commercial real estate. In her time at Marcus & Millichap, she was awarded the Pace Setter Award in 2019 and named Rookie of the Year in 2020. Ms. King is a former Division I athlete and graduate of Pepperdine University. She is also a licensed real estate agent in the State of California.

Ms. White started in property management as a leasing professional in 2011. In 2013, she joined RK Properties and continued her growth with successfully advancing in several onsite management positions. This experience and commitment have given her an extensive knowledge about the company and the requirements to support onsite operations. As Director of Marketing, Ms. White leads all efforts in RK Properties’ property marketing platforms, branding, communications, property development, budget control, client relations, social media and advertising.

Accounting
RK Properties financial monitoring and reporting functions are conducted by the accounting department. The highly qualified staff has extensive accounting, financial management and computer experience in real estate rehabilitation, development, syndication, and property management.
Thang Pham
CONTROLLER
Mr. Pham joined the company as the Controller in 2007 and has over 20 years’ experience in Corporate and Property Accounting in both Multifamily and Commercial real estate. Mr. Pham is responsible for all the daily financial operation of the company including cash management, reporting, budgeting and forecasting in accordance with GAAP and organizational policies and strategies. Having the unique background in IT as former Microsoft Certified Professional (MCP) and a Cisco Certified Network Associate (CCNA) along with his lead-by-example approach, Mr. Pham has demonstrated the ability to successfully manage the comprehensive property management software system and lead the well-trained staff in the Accounting Department. Prior to joining RK Properties, Mr. Pham helped form a property management company as a Controller in charge of accounting, IT and payroll; and worked as an Accounting Manager at a reputable global real estate investment company. Mr. Pham graduated from UC, Irvine with a bachelor’s degree in Social Sciences with emphasis in Economics.

Ms. Monroy joined RK Properties in May 2013, starting in the investor relations department before transferring to accounting later that year. She worked in accounts receivable from 2013-2017, and accounts payable from October 2018 to July 2020 when she was promoted to Assistant Controller. Maria graduated from the University of California, Santa Cruz with a B.A. in Business Management Economics and a concentration in accounting. She has prior experience working in a real-estate brokerage firm, as well as working as a general accountant for a homeowner’s association management company.

Ms. Esqueda joined RK Properties as a Staff Accountant and Administrative Assistant in April 2025. She is responsible for supporting the accounting department, reconciling bank statements, and assisting with various administrative functions to ensure accurate financial reporting and efficient office operations. She graduated from California State University, Los Angeles with a Bachelor of Science degree in Civil Engineering, bringing a strong analytical and problem-solving background to the property management industry.

Ms Do joined RK Properties as an AP Accountant in 2014. In that role, she completes payments and control expenses by receiving payments, plus processing, verifying and reconciling invoices. She is a self-motivated, offering a strong work ethic and determination to complete tasks in a timely and efficient manner. With her passion for accounting, she remains dedicated to her part in enhancing the company’s growth. Ms Do received her AA in Business Management in 2006 and continues to stay current with technology and trends within her area of expertise.

Ms. Oleta joined RK Properties as our Accounts Receivable Accountant in March 2023. She has over five years of experience in the property management field. She is responsible for scanning and booking all deposits for our corporate, personal, and property accounts. Her duties also include reconciling all income deposited to both our payroll and corporate accounts. Finally, she assists with all YARDI related matters, as well as handling banking reconciliations for non-DST properties.

Woon-Soo Kim
DIRECTOR OF TAX AND FINANCIAL REPORTING
Mr. Kim joined RK Properties after working in the tax and accounting professions for over 20 years. His responsibilities include tax and financial compliance to ensure the delivery of accurate information to our Purchasers. His prior tax experience includes positions at KPMG LLP and Tax Manager at Moffett & Grigorian LLP (an accounting firm run by former KPMG tax partners). He acquired a solid business tax foundation at Moffett & Gregorian through involvement with various projects for public corporations, large private companies and one of the ultra-high net worth private equity holding individuals. During his career with Moffett & Grigorian Mr. Kim earned his Master of Business Taxation from the University of Southern California. He also has successfully managed a director of accounting position of a privately owned business. His business skills were further developed at this company by financially overseeing six corporate entities each run by its own management. Mr. Kim graduated from the University of California, Irvine with a Bachelor’s Degree in Economics. He is a licensed Certified Public Accountant, California real estate broker, mortgage loan originator and holds FINRA Series 22 & 63. He has a strong interest in real estate originally inspired by his father.

Cathy A. King
VICE PRESIDENT
Ms. King has been involved in all aspects of the real estate business since her graduation from the University of Southern California in 1979 with a B.S. in Business Administration and M.B.A. in Real Estate Finance. Ms. King and has been actively involved in sales and acquisitions, investor relations, accounting, loan negotiations, human resources, 401K, insurance and property management at RK Properties since 1986. Prior to joining RK Properties,
Ms. King was Vice President of wholesale marketing for IDM Corporation in Long Beach and Assistant Vice President of Private Investments for E.F. Hutton in Los Angeles where she gained exposure to syndication of real estate, timber, films, oil and gas, cable, vineyard and biotech investments throughout the US with multinational investors. In addition, she worked at Coldwell Banker Commercial in Los Angeles where she managed a portfolio of industrial, retail and office properties and reported to many asset management owners. She is a registered principal of Rance King Securities and holds several state broker licenses.
Marilyn P. Munson
V.P. MARKETING & COMMUNICATIONS
Ms. Munson holds an Arizona, Florida, Louisiana, North Carolina and South Carolina real estate broker license. Additionally, she holds a securities license and is a Registered Principal of Rance King Securities. She earned a Master of Business Administration degree from Barry University in Miami, Florida and a Bachelor of Arts degree from Wake Forest University in Winston-Salem, North Carolina.
Prior to joining RK Properties Ms. Munson was the Vice President of Marketing and Communications for Memorial Healthcare System, one of the largest public healthcare systems in the nation.
Tanja Pierce
DIRECTOR OF OPERATIONS
Ms. Pierce is the Director of Operations and first worked with RK Properties in 1984. She returned in August 2007, first as assistant controller, then promoted to Director of Operations in the summer of 2008.
Ms. Pierce is responsible for the operations of the corporate office This includes operations in Banking, oversight of the Human Resources for the multi-state labor force, co-Trustee for the company’s retirement plan, assists legal counsel with RK Securities compliance related to regulatory State and Federal securities matters, and oversight of operations for RK Properties and its affiliates.
Previously, she held executive positions with Watt Companies, O’Healy Commercial Real Estate Services, The Media News Group and the Newspaper Guild of Los Angeles. She holds an MBA with an emphasis in Finance and a Bachelor of Science degree in Business Administration. She is also a licensed California real estate agent.
Donna Martin
IT DIRECTOR & INFORMATION SECURITIES OFFICER
Ms. Martin joined RK Properties in 2002. She was trained primarily on Microsoft & Citrix infrastructure, supplementing with additional training as technology changes occur. Her professional skills include budgeting to implementation in networking, application programming, configuration and administration. Her previous employment included implementation and administration of a multi-site 24/7 manufacturing environment with over 500 employees.
With over 25 years of experience, from Azure AD, O365 platform, cyber-security prevention and awareness, user training, hardware configuration and desktop support, Ms. Martin has supported all of RK Properties from beginning to end with the most current information technology has to offer.
David Griffith
GENERAL COUNSEL
Mr. Griffith is the President of the Law Office of David M. Griffith, a Professional Corporation, Long Beach, California. Mr. Griffith has over 40 years of specialized legal experience in counseling the real estate investment and syndication industry in the areas of real estate acquisitions and dispositions, finance, land use, development, leasing, 1031 exchanges, litigation and securities law related issues. His client list represents a broad cross section of Southern California private real estate and smaller public companies. He has served as legal counsel to RK Properties since 1987 and been in-house general counsel since 2005. Mr. Griffith also acts as the Principal Operations Officer and Chief Compliance Officer for RKSC and holds FINRA Series 22, 39, 63 and 99 licenses. Mr. Griffith was educated at the College of William and Mary, Williamsburg, Virginia (J.D.) where he was a Member of the William and Mary Law Review and received his undergraduate education from Duke University, Durham, North Carolina (B.A., cum laude). He is a member of the State Bar of California and the Los Angeles County and Long Beach Bar Associations.
