Rance King Properties Inc. (“RK Properties”) has been exclusively in multifamily property investments since 1976. We are a national company with current and previously owned properties acquired throughout the United States. During our lengthy history (1976 to 2024) we have purchased 163 properties that valued in today’s dollars would be in excess of $3 Billion.  147 of those properties have gone full cycle. We have served over 7,000 investors in the last 48 years since our inception. Our current portfolio has an estimated market value of over $1 Billion. The skills and experience of RK professionals have combined to produce a consistent, successful record of performance in apartment investing. We utilize a conservative underwriting model and lower leverage financing strategies that have allowed us to prosper throughout many business cycles.

Having exclusively been in the apartment investment business since 1976, RK Properties finds itself without many peers. The key to our success has been that we have created a specialized market niche and filled it well for decades. Today, we are still working with the same philosophy. We are approaching our 5th decade in the real estate multifamily business, an accomplishment very few in our industry can match. We have navigated good times and bad and have always kept our eye on the ball. Broker-Dealer Services

Sales & Acquisitions

RK’s acquisition and disposition personnel are in frequent contact with buyers and sellers of property. We maintain a strong cooperative relationship with the general brokerage community. The acquisition team’s approach to property selection involves evaluating the economic viability and growth potential of the geographic area and specific property in conjunction with evaluating the physical condition of the property and the feasibility of improvements and finally analyzing management strategies for substantially improving the property performance. By careful research, RK’s acquisition team has discovered “diamonds in the rough” located in stable markets that, through physical upgrading and strong management, have increased in growth and appreciation.

Property Management

RK Properties training philosophy is to give our staff the tools to succeed. We offer the ability for one on one and/or group training sessions, keeping our staff in the know and allowing a confident guide to manage, assist and lease with utmost proficiency. Our team enhances their skillsets with today’s leading programs, trainers, manuals and videos allowing for growth within our company.

Accounting

RK Properties financial monitoring and reporting functions are conducted by the accounting department. The highly qualified staff has extensive accounting, financial management and computer experience in real estate rehabilitation, development, syndication, and property management.
